Milford Towers in Catford, designed by Owen Luder and erected in 1974 is a strong example of post-war British brutalism. It is considered an iconic structure and is often referred to as the ‘Barbican of the South’.

THE PROJECT

Milford Towers in Catford, designed by Owen Luder and erected in 1974 is a strong example of post-war British brutalism. It is considered an iconic structure and is often referred to as the ‘Barbican of the South’. After various previous decisions to demolish the estate were foiled, a final decision to demolish the Milford Towers estate in 2015 was rescinded and in 2018 the contract to repair and refurbish the 9 residential blocks, 22 commercial units and the busy marketplace was awarded to Concrete Repairs Limited (CRL).
Fosroc worked with CRL to provide a product specification that addressed the defects identified in the survey and helped overcome the challenges: maintaining accessibility to commercial and residential areas, health and safety of the public, rapid return to service (to minimise disruption) and making the structure a safer and more attractive place.

THE SOLUTION

Fosroc evaluated the survey report and provided technical assistance on the correct products to use, including a fully detailed product specification. The recommended solution included a galvanic protective coating for the exposed steel reinforcement, hand applied Class R2 non-structural and Class R4 structural repair mortars, a protective levelling coat that increased the effective concrete cover by 13mm with each 1mm applied thickness and a pigmented, decorative protective anti-carbonation coating. With the need for staircases
and access areas to be maintained for fire escape and safety reasons, Fosroc’s Patchroc 250, part of Fosroc’s rapid return to service range was used for the repairs in these areas. With its rapid strength gain Patchroc 250 can accept traffic in 2 hours at 20°C.

THE BENEFITS

The project succeeded in its aim of providing value for money for Lewisham Homes, extending the life of and improving the appearance of the structure and maintaining access to all areas of the estate during the project, whilst at the same time minimising the impact on the environment. The work was completed successfully, on programme, with no major safety incidents and met the client’s and tenants’ expectations and full satisfaction
