THE PROJECT

Crown House is a change of use project from an old 1960s office block into modern student accommodation and highlights the opportunity to repair and refurbish concrete structures to provide much needed housing for local communities. The refurbishment and repair approach is of course, significantly greener than a complete demolition and rebuild, particularly in a busy town location such as Brighton. The concrete surveys found issues with the underlining substrate, including carbonation, so the project required a specification which would ensure protection of the concrete, in addition to a pleasing aesthetic finish for the client and student residents of the new block.

THE SOLUTION

Fosroc provided a full concrete repair specification to EN1504 to the main building, along with the replacement of an anti-carbonation coating. This effectively future-proofed the building against further corrosion issues, whilst also improving the exterior appearance.
The anti-carbonation coating used for Crown House (Dekguard E2000) is a primer + one coat system. This innovative elastomeric coating can accommodate cracks on the substrate up to 2mm and cyclic movement up to 0.3mm to protect reinforced concrete and masonry structures. It is highly effective at protecting atmospherically exposed reinforced concrete structures from attack by acid gases, chloride ions, oxygen and water, especially where there is a danger of subsequent cracks appearing within the substrate. It also minimises dirt retention and is resistant to the effects of ultra-violet light.
The building was kept in use throughout the duration of the project, rather than demolish and rebuild, lowering the total carbon impact for the project.

THE BENEFITS

Toolbox talks were carried out onsite by Fosroc for the contractor to ensure the correct use of the concrete repair products. Fosroc's dedicated Site Support Managers ensured assistance was available quickly when needed, in addition to providing easily accessible guidance on product storage, preparation and application through CPD training webinars available on demand, bite-sized podcasts, literature and other online and in-person training sessions. The expertise of the Fosroc team, on-site support and technical support resources helped to ensure the contractor was able to complete the application without complications and to the agreed time schedule, thereby keeping the project within the cost budgeted.
